The Stapleton Town Center expresses the spirit of a new neighborhood being developed on the 4,700 acre site of Denver's former Stapleton Airport. The Town Center serves its surrounding new urban community with residential, retail and office uses in a high-density complex of 13 buildings. It responds to the overall Beaux Arts master plan by forming a street wall with a contemporary and dynamic architectural vocabulary.
Situated at the edge of a busy traffic artery, the Town Center's primary axis connects the office and retail district to the residential Crescent buildings facing the Town Green. Two gateway retail buildings frame the entrance with rooflines hinting at the site's former aeronautical use. Apartments and small offices occupy upper floors above retail in three-story buildings and in the four-story Crescents. By introducing urban-scale density, day and night vitality, and a neo-industrial aesthetic of brick, glass and steel, the Town Center complements the traditional Denver neighborhood feel of this 4,700-acre development.
The project also includes extensive sustainable measures: parking reduction through parking sharing; storm water with grass swales on site; use of local materials; a construction waste recycling program; formaldehyde-free cabinetry, millwork and paints; 40% recycled content in concrete mix; 100% recycled steel; tuned glazing on windows; operable windows in office buildings; high-emissivity and reflectivity of the roofing, and sunshade roof extensions.
