High Performance:
-Adaptively reusing existing building to transform into high-performance facility in order to increase energy efficiency standards to achieve LEED Silver as well as to achieve the ARRA program goals
-Existing HVAC systems will be made more efficient by the addition of new equipment
-New curtain wall and high performance glazing as well as additional insulation added at exterior walls
-Urban area - close to transportation

4240 continues our ongoing relationship with the U.S. General Services Administration as architect for the modernization and energy efficiency upgrade of the south site of the Chicago Federal Center. Made possible by federal stimulus funds, the project creates a sustainable work environment that will achieve LEED Silver certification,GSA and ARRA goals.

Interior work includes a tenant improvement project for the Department of Labor, which will occupy the top three floors (46,000 rsf) of the building, as well as modernizing or replacing mechanical systems, replacing elevator equipment and cabs, developing a new building entrance/lobby as well as retail space along Jackson Boulevard.
